• By staying at Toka Ridge, you understand and consent to security systems in place, including alarms, meth detection devices, decibel monitors for noise detection and security cameras. Security cameras are placed with your privacy in mind. 
• No illegal or illicit activities of any kind at the property.  
• No smoking inside. Smoking is allowed outside only. A fee of $300 per day of your stay will apply if you have been smoking inside the accommodation. You will also be immediately blacklisted.  
• No pets are allowed on the premises.  
• No loud noise or music after 9:00 p.m. This is due to our tourism license and out of respect for our neighbours and other guests.  
• No parties or events. Events are on request ONLY and must be communicated and agreed to by the Toka team well in advance of your reservation. A fee of $150 applies for noise disturbances and/or excessive mess that requires additional cleaning.  
• You must not exceed the guest limit for your villa or on the property at any time. If you wish to have guests over you must first ask Toka staff beforehand, so that we are aware of who is on the premises. The violation of this rule can lead to the immediate removal of all guests without a refund. You will be charged an additional $150 per guest per night for additional guests sleeping at the premises without prior consent.  
• If violation of these rules or damage to the property by your party leads to refunding or discounting a future guest’s stay you will be responsible for paying for these costs. 
• Failure to adhere to any of these rules may result in immediate removal without a refund from the property. We reserve the right to remove and/or blacklist (ban) any troublesome guest(s) for any reason.  
• Toka Ridge is not responsible or liable for any accidents, injuries, or illnesses that occur while on the premises. We are not responsible for the loss of personal belongings during your stay. If you misplace or leave an item behind, we do our best to locate and get these back to you. 

If you booked directly through this website or VRBO 

97% refund until 5 days prior to arrival (the other 3% will be automatically deducted by Stripe, the third party that facilitates the payments/refunds, unfortunately they don’t refund this fee). You may change the dates once before 5 days prior to your arrival. Prices vary with seasonality; dates changes may be subject to additional charge if the dates you’re changing to are more expensive. 

If you booked using Airbnb, Booking.com, etc. 

100% refund until 5 days prior to arrival.  

Cancellation within 5 days prior.  

You may of course cancel your reservation anytime, however within the 5-day prior period Toka Ridge will NOT give a refund for ANY reason. Selling dates at short notice is very unlikely. If you still wish to cancel and we are able to resell the dates to another customer, then we will provide a refund for the number of days that are rebooked. 

The entire premises can be booked for small events such as birthdays, small weddings, corporate retreats for groups of 20 or more. Please contact and check with us before booking 

The distance between the villas is approximately 10-20 meters, with meticulous landscaping and design ensuring utmost privacy.
