Location
Toka Ridge is located at 512 Hamurana Road, Hamurana, 3097, Rotorua, New Zealand
We are 15 – 20 minutes drive from Rotorua CBD or Airport.
House rules
- By staying at Toka Ridge, you understand agree and consent to the following house rules and booking terms and conditions below as well security systems in place, including alarms, meth detection devices, decibel monitors for noise detection and security cameras. Security cameras are placed with your privacy in mind.
- No illegal or illicit activities of any kind at the property.
- We do NOT allow customer to extend the house overnight guest limit by any means. This includes NO sleeping on couches, blow-up mattresses, tents, caravans, campervans, cars, vans etc.
- Do not move the any furniture or house hold items to different rooms or villas. It makes organizing the houses unnecessarily difficult.
- No smoking inside. Smoking is allowed outside only. A fee of $300 per day of your stay will apply if you have been smoking inside the accommodation. You will also be immediately blacklisted.
- No pets are allowed on the premises.
- No streamers, confetti, glitters, and party poppers are allowed to be used in the property.
- No loud noise or music after 9:00 p.m. This is due to our tourism license and out of respect for our neighbours and other guests.
- Events are on request ONLY and must be communicated and agreed to by the Toka team well in advance of your reservation. If you wish to host an event please see our events page for details. A fee of $300 applies for noise disturbances and/or excessive mess that requires additional cleaning.
- You must not exceed the guest limit for your villa or on the property at any time. If you wish to have guests over you must first ask Toka staff beforehand, so that we are aware of who is on the premises. The violation of this rule can lead to the immediate removal of all guests without a refund. You will be charged an additional $150 per guest per night for additional guests sleeping at the premises without prior consent.
- If violation of these rules or damage to the property by your party leads to refunding or discounting a future guest's stay you will be responsible for paying for these costs.
- Failure to adhere to any of these rules may result in immediate removal without a refund from the property. We reserve the right to remove and/or blacklist (ban) any troublesome guest(s) for any reason.
- Toka Ridge is not responsible or liable for any accidents, injuries, or illnesses that occur while on the premises. We are not responsible for the loss of personal belongings during your stay. If you misplace or leave an item behind, we do our best to locate and get these back to you.
Booking & Terms and Conditions
Payment Terms
When booking through this website a 100% deposit is required to secure your dates. We do not block dates without payment, we do not offer payment plans or Afterpay.
For group bookings or events we charge a 50% non refundable deposit to secure your desired dates with the remainder 50% due no less than 3 weeks out from your reservation date. We do not block dates without payment, we do not offer payment plans or Afterpay.
Cancellation Policy
If you booked directly through our website tokaridge.co.nz, VRBO or Bookabatch you many cancel anytime until 5 days prior to arrival and you will receive a 97% refund. The other 3% is charged by Stripe, the third party secure payment app that facilitates the payments/refunds, unfortunately they don’t refund this fee.
If you booked using Airbnb, or Booking.com you may cancel anytime until 5-days-prior and receive a 100% refund.
For Group Bookings or events the initial 50% deposit is non refundable. The remainder is due no less than 3 weeks out from your reservation date.
Refunds may take up to 5 working days to re-appear on the card or account you paid from.
Cancellation during 5 day prior period
For cancellations within this period Toka Ridge will NOT grant a refund for ANY reason. “Any reason” can include but is not limited to, extreme weather conditions/ events, illness (COVID 19), family emergency etc. Selling dates at short notice is very unlikely. If you cancel and we are able to resell the dates to another customer, then we will provide a refund for the number of days that are re-booked.
Date Change
You may change the dates once before 5 days prior to your arrival (subject to availability). Within the 5 day prior period you cannot change the dates (see cancellation policy above). Prices vary with seasonality; dates changes may be subject to additional charge if the dates you’re changing to are more expensive.
For group bookings or events you may change the dates once before 6 weeks prior to your arrival (subject to availability and seasonal price differences).
Feedback & Refunds
We greatly value our customers and endeavour to provide the highest standard of hospitality, cleanliness, responsiveness as possible. We appreciate constructive criticism and are always looking for ways to improve. If you feel that we have fallen short or you have had a less than satisfactory experience with us we ask that you communicate this with us as soon as possible during your stay and we will do our best to rectify the situation with you directly.
Group Bookings & Events
The entire premises can be booked for small events such as birthdays, family events, small weddings, corporate retreats & functions for groups of up to 22 overnight guests and up to 50 walk-in guests. Events are on request ONLY. Check out our Events & Groups page for further details or enquire via our contact us page to ensure we are a suitable venue for your event.
To host an event at Toka Ridge would most likely require booking the entire premise so as not to infringe on the quiet enjoyment of other guests. When booking the whole of Toka Ridge we charge a 50% non refundable deposit to secure your desired dates with the remainder 50% due no less than 3 weeks out from your reservation date. We do not block dates without payment, we do not offer payment plans or Afterpay. We charge an event fee to represent the extra work and resource involved in hosting and cleaning for an event.
Villa Privacy & Security
The villas and meticulous landscaping have been very cleverly designed with privacy in mind to make guest feel safe, secluded, discreet and private, despite the villas being located approximately 10-20 meters apart from one another. (See map)
To ensure the safety and security of all guests, and staff we have implemented safety measures, including alarms, meth detectors, decibel monitors, and security cameras that are strategically positioned with respect to your privacy.
Each villa has it’s own lockable garage for one vehicle as well as extra lockable storage for your outdoor gear, luggage and/or valuables.
Toka Ridge is not liable for lost or stolen property, however when items are left behind we do our best to locate and return them.
